01 / Boundaries

Where is Chelsea? Boundaries and ZIP codes

Chelsea's boundaries are roughly 14th Street on the south, Sixth Avenue on the east and the Hudson River and West Street on the west. Its northern edge is described as anywhere from the upper 20s to 34th Street. The part west of Tenth Avenue is often called West Chelsea. Neighborhood boundaries in New York City aren't officially set, so listing sites may draw them differently.

Chelsea is in Manhattan Community Districts 4 and 5. Its primary ZIP codes are 10011 and 10001.

02 / History

A short history: the Clarke estate to the High Line

Chelsea takes its name from the estate of Major Thomas Clarke, who bought the land in 1750. In 1827 Clement Clarke Moore, who inherited the estate, gave the land for the General Theological Seminary. The rowhouse blocks that grew up around it became the Chelsea Historic District, designated by the Landmarks Preservation Commission in 1970 and extended in 1981. Industry grew along the Hudson; the Chelsea Piers were the city's main ocean liner terminal from 1910 to 1935, and the former Nabisco factory now houses Chelsea Market. From the late 1990s, galleries moved into West Chelsea, and rezoning alongside the High Line brought a wave of new construction.

03 / Housing

Chelsea apartments: co-ops, condos and rentals

Rowhouses and the historic district

The side streets of the historic district are lined with 19th-century rowhouses, some still single-family townhouses and many divided into apartments. Exterior changes inside the district need Landmarks approval, which is worth knowing before you plan a renovation.

Prewar complexes and co-ops

Chelsea has some of the city's large apartment complexes. London Terrace was one of the world's largest apartment blocks when it opened in 1930. Penn South is a cooperative development from 1962. Co-ops require board approval and a full financial package, and many limit financing, subletting or pied-à-terre use. If you're buying from abroad, condos are usually the simpler route, because co-op boards often ask for U.S. financial history. Glenn can walk you through the difference in English, Spanish, Italian or French.

Condos, lofts and rentals

Condos range from converted industrial loft buildings to new towers near the High Line and Hudson River Park. Rentals include rental buildings, walk-ups and condo apartments rented by their owners, where the building's own rules apply.

09 / Buying or renting with Glenn

Buying or renting Chelsea with Glenn

Buying or renting in Chelsea comes down to understanding the building: whether it's a co-op or a condo and what the board requires, the condition of a rowhouse or loft conversion, landmark rules, the offering plan if it's new construction, and how a particular apartment compares with similar ones nearby. Glenn handles that work for buyers, sellers and renters. As part of the M Team at Compass, he specializes in international buyers and investors, condos, co-ops and rentals, and he works in English, Spanish, Italian and French.
