Buyer’s Guide
Buying a home is one of the biggest decisions you will make. Here is the path, one step at a time.

Part 1 of 3
Search
Find an agent
I know the neighborhoods and track comparable homes, on and off market.
Get pre-approved
Learn what the bank will lend before you look. I can connect you to a mortgage broker.
Visit properties
See a range of homes. The neighborhood matters as much as the floor plan.
Part 2 of 3
Offer and contract
Co-op or condo
A condo is a deed and more flexibility. A co-op is shares in the building and a board review.
Negotiate
Agree on price and terms with the seller. I advise on pricing throughout.
Review
Your attorney reviews the contract, the building’s financials and board minutes.
Sign the contract
Sign and put down your deposit, then apply for your loan and appraisal.
Part 3 of 3
Closing
Prepare your board package
For a co-op, I help you prepare the board package and the interview.
Closing costs
Plan for attorney, bank and building fees, plus the Mansion Tax from $1M.
Approval and closing
Board approval, clearance to close, then a final walk-through.
Welcome home
Congratulations. You are now a homeowner.
